If you want to build or manage a building project on your own property in Queensland, and the project’s value is more than $11,000 (including building materials, cost of any labour, and an estimated amount of what it would cost if the Owner Builder hired a licenced contractor to perform the work – even if they don’t) then you have to get an Owner Builder Permit. This is the law according to the Queensland Building Services Authority Act 1991, and that permit can only be obtained from the Building Services Authority (BSA).
This Owner Builder Permit is for building of a project for domestic usage. It is not applicable to building work on commercial premises “including, but not limited to, boarding houses, shops or industrial buildings.” If your Owner Builder Project is a farm building then you need to contact the Building Services Authority because you may actually be exempt from requiring a licence or permit.
